Blocked kitchen sinks
Grease, food waste and soap build up in kitchen waste pipes. We clear the blockage and check the trap and waste run so water drains away properly again.

Blocked sinks, toilets and outside drains cleared quickly, with minimal mess
Drain Unblocking in Maidstone
Blocked drains in Maidstone, sorted
A blocked drain rarely fixes itself. Slow sinks, gurgling plugholes, a toilet that won't clear or a bad smell outside are all signs that something is building up in the pipework. Phoenix clear blockages across Maidstone and Kent, inside and out, and tell you what caused them so they are less likely to come back.
We use drain rods and specialist cleaning tools to break up and remove fat, wipes, limescale and debris, then run water through to check everything flows freely before we leave.
Drain problems we clear
Blocked toilets
Toilet not flushing away or water rising in the pan? We clear the blockage safely without damaging the pan or seals.
Slow baths, showers and basins
Hair and soap scum slow bathroom wastes down over time. We clear and clean the pipework to restore full flow.
Outside drains and gullies
Leaves, silt and debris block outside gullies and inspection chambers. We rod them clear and flush the line through.
Drain rodding
For stubborn blockages further down the line, we use mechanical drain rods to push through and break up the obstruction.
Bad smells and gurgling
Often an early sign of a partial blockage or a dried-out trap. We find the cause and fix it before it becomes a full blockage.

What people say
“I had Excellent experience with them, couple of times on different occasions. Boiler service , no big expense no unwanted upgrades, just a good service for under 100 quid. On the other occasion, their team came in to do some plumbing for my dish washer. We had a last minute hiccup so had to do 2 bends at a really difficult to reach place. Guys just went for it with all the necessary tools and a perfect professional job. Can’t recommend them enough for any heating and plumbing needs.”
“I recently used Phoenix Plumbing for a bathroom tap installation and was really impressed with the service. Later on, we had a plumbing emergency with a mains water leak, so I called Luke and he quickly arranged for one of his team to attend. The response was fast, professional, and the issue was sorted efficiently. Great service, great price, and excellent communication throughout. I would highly recommend Phoenix Plumbing to anyone looking for reliable plumbers.”
“Highly recommend Phoenix Plumbing and Heating Solution. My toilet was overflowing intermittently. Sent over videos of what was happening. Quickly provided a clear quote. Engineer arrived ontime. Discovered had wrong part but was no trouble as quickly ordered the correct part and went to collect. Once back the engineer fitted the correct part and resolved the issue. Would recommend to people looking for a reliable plumbing service.”

How quickly can you clear a blocked drain?
Most blocked sinks, toilets and outside drains are cleared in a single visit. In our core area around Maidstone we can often attend the same day.
What causes drains to block?
The most common causes are fat and grease down the kitchen sink, wet wipes flushed down the toilet, hair in bathroom wastes, and leaves or silt in outside gullies. Hard water limescale can also narrow pipes over time.
Is a blocked drain my responsibility or the water company's?
Pipes that serve only your property are usually your responsibility. Shared sewers and lateral drains beyond your boundary are normally the water company's. If we find the problem is on their side, we will tell you so you can report it.

Water across Maidstone and much of Kent is hard and chalky, so limescale builds up in kettles, showers, taps, boilers and hot water cylinders. Over time that scale reduces efficiency, shortens the life of appliances and leaves marks on every surface.
